  • ✺ Initial Buyer/Seller Consultation

    Understand what your clients are looking for, their must-have’s and what to expect as we help them through the process

  • ✺ Show Properties

    This starts with understanding your purchasing power. From there it’s time to look at properties! Our search starts online to find your perfect fit. Our average Buyer finds the perfect home within the first 5 properties we see in person.

  • ✺ Write Offer

    After doing a professional assessment of value, I will put together a strategy to help secure this home at the lowest investment the market will allow and the terms that work best for the client

  • ✺ Negotiations

    We may be required to negotiate with the sellers in order to reach an accepted offer. As your real estate professional, I will guide you through this process.

  • ✺ Contract Accepted

    Once everyone agrees and signs the paperwork, we have an accepted contract and you are one step closer to buying your home!

  • ✺ Home Inspections

    Now it’s time to determine any significant expense, or health or safety concern the seller needs to address - this can be an opportunity to renegotiate. But do not rely on it.

  • ✺ Other Contingencies

    Such as a sale contingency, would be addressed at this time.

  • ✺ Mortgage / Appraisal

    Make sure your full mortgage application is complete with your lender, and the appraisal is ordered, which ensures you’re paying fair-market value of the property and not over paying.

  • ✺ Underwriting

    The underwriter’s responsibility is to go through your file with a fine- tooth comb and everything is in order.

  • ✺ Loan Approval

    Once the underwriter makes sure everything is in order, your loan is approved and funded!

  • ✺ Title

    Final review ensuring the title is clear of any liens and there are no issues with the transfer of property.

  • ✺ Assemble Papers

    All paperwork is signed and notarized and finalized by the Title company.

  • ✺ Final Walkhrough

    This is done 24 hours before the keys are handed over to ensure it is in the same general condition as the last time we saw it.

  • ✺ Closing

    Funds have been officially transferred and keys are received. Welcome to your new home!

  • Typically I take care of everything from the moment you call saying you have a buyer until we’re signing documents. I keep you involved in all communication with the client but you’re more of a 3rd party to the conversation rather than running it. Often times agents still like to do the showings for the relationship aspect but I’m flexible.

  • Thanks to a couple simple forms it doesn’t matter which brokerage your license is held at. We still have the ability to Co Agent and Co Broker transactions.

  • Imagine we’re both licensed plumbers and you hire me as a sub contractor. You have your license but haven’t done plumbing for a while and want to make sure the job get’s done right. You help with what you can if you’d like, I do the main heavy lifting and carry the responsibility. At the end of the day the client gets a 10/10 experience and quality work, and we both get paid.

  • I have experience helping both Buyers and Sellers with homes, Investments, and Land. I’ve got a very strong referral network. I haven’t ventured into commercial transactions but I’ve got an amazing connection for you if you need it.
